Statutory Instrument SI. 534 of Housing (Standards for Rented Houses) Regulations 2008 requires that an annual boiler service and safety check should be carried out and a gas safety certificate obtained. The gas certificate for landlords is your legal document to prove that you have undertaken the necessary steps to make sure the home you’re letting is safe. It should be kept on file indefinitely.
