We strongly recommend that every homeowner should organise an annual gas boiler service and safety check. The reasons for this are numerous; well maintained gas boilers are more economical, less likely to break down, and have a longer lifespan.  However, the most important reason why the often-overlooked boiler service shouldn’t be forgotten, is safety.

Gas boilers are very safe to use, when they are well maintained by trained professionals.  However, problems can arise without warning, and your annual service is where these problems can be spotted before they cause you or your family any harm.

Carbon monoxide is known as the ‘silent killer’, often causing illness and sometimes even death before the leak is discovered.  A faulty gas boiler can leak carbon monoxide without anybody knowing until it is too late.  You should always fit a carbon monoxide alarm, but these can’t be used in place of proper boiler maintenance.

If you rent out your property to someone else, it is your responsibility to ensure that any gas installations –  the gas boiler or any gas fires – are well maintained and safe to use.  Unlike homeowners, it isn’t something you can put off – as a landlord, you have a legal obligation to make sure that the boiler isn’t a danger to your tenants.

Statutory Instrument SI. 534 of Housing (Standards for Rented Houses) Regulations 2008 requires that an annual boiler service and safety check should be carried out and a gas safety certificate obtained.  The gas certificate for landlords is your legal document to prove that you have undertaken the necessary steps to make sure the home you’re letting is safe.  It should be kept on file indefinitely.
